Job Summary
Responsible for leading day-to-day client service activities for
the Puget Sound Smart campus. In partnership with senior
management, the Ops Manager will build and lead strategic
workstreams aligned with the team vision and projects. Implement
Smart Campus operations and OT networking programs by collaborating
closely with Sustainability, Innovation, Digital Security, Business
Operations, Communications, Facilities Management, Finance, Human
Resources, Marketing, Vendor Partners, and Client Business Groups.
This position is on-site with the client!
Key duties and responsibilities
With leadership, act as the business partner for efficient and
strategic operations of the Smart Campus digital operations team
through continuous review and improvement of processes.
Call out to and work with leadership to resolve conflicting
priorities,
Act as liaison between operations and leadership and client.
Champions people development across staff and working teams:
Develop strategic, account-aligned, S.M.A.R.T. goals and
development goals for self and team members. Build conference
mapping of training and education with personnel and tools. Build
employee engagement through events, activities, all-hands.
Responsible for handling operational changes due to client
project(s) including security compliance, OT networking changes,
sustainability, new Next-Gen sensors and Next-Gen building devices,
ongoing maintenance work, renovations, client relocations, and new
construction projects.
Work with construction and project management team(s) and represent
line of business for the duration of project timelines for
execution and handoff.
Assist with facility needs including BMS and controls maintenance,
hardware and software upgrade planning, or building access where
needed.
Partner with business operations, division finance, and corporate
finance to support in accounting and finance activities.
Responsible for GL and PO oversight.
Responsible for vendor management and procurement processes,
special events, philanthropy, and business continuity plans.
Partner with Communication teams and Business Operations teams to
campaign and implement initiatives related to these areas.
Partners with various other organizations to story tell service
delivery.
Handle day-to-day issues as they arise.
Other duties may be assigned.
Supervisory responsibilities
Lead by example and model behaviors consistent with the company's
values and team expectations.
Set S.M.A.R.T. goals for team members that are linked to the
strategic objectives of the organization and leadership
Provides mentorship and advice to supervisors within span of
control regarding employee performance and development.
Partners with Human Resources to recommend and responsible for
recruitment, selection, promotion, advancement, corrective action
and termination. Plan, monitor, approves appropriate staffing
levels and utilization of labor, including overtime.

Excellent written and verbal communication skills. Requires strong
organizational and information management skills. Ability to
provide efficient, timely, reliable, and courteous project updates
to internal and external stakeholders. Ability to effectively
present data. Ability to respond effectively to sensitive
issues.
REASONING and DECISION-MAKING
Requires quantitative and qualitative analytical skills with
attention to detail. Ability to comprehend, analyze, and interpret
complex documents. Ability to solve problems involving several
options in situations. Ability to make decisions in ambiguous or
rapidly changing environments.
FINANCIAL KNOWLEDGE
Require intermediate knowledge of financial/accounting terms and
principles. Ability to calculate percentages, discounts,
commissions, and similar quantitative assessments. May conduct
basic financial analysis and accounting.
OTHER SKILLS, CHARACTERISTICS, and/or ABILITIES
High level of proficiency in Microsoft Office suite. Intermediate
competency in systems engineering, controls engineering, electrical
design, building automation systems and software, AI/ML analytics,
and construction project management.
High level of collaboration and team leadership.

Decisions made with in-depth understanding and interpretation of
procedures, company policies and business practices to achieve
general results. Responsible for setting department and/or project
deadlines. Errors in judgment may cause negative impact to client
service, partnerships, vendor relations, and/or internal teams.
CBRE carefully considers multiple factors to determine
compensation, including a candidate's education, training, and
experience. The minimum salary for the Operations manager position
is $89,600 annually [or $43.07 per hour] and the maximum salary for
the Operations manager position is $149,300 annually [or $71.77 per
hour]. The compensation that is offered to a successful candidate
will depend on the candidate's skills, qualifications, and
experience. Successful candidates will also be eligible for a
discretionary bonus based on CBRE's applicable benefit program.
